The Board of Standards and Appeals approved a variance for 74-88 Avenue of the Americas, between Canal and Grand streets, to permit the development of a mixed-use nine-story building composed of ground-floor retail, 25 residential units and “a small amount of community-facility space.”

The property is owned by Hudson Island LLC. The propety is in a manufacturing zone, necessitating the variance to build a residential and commercial development.
