Financial services provider CS Tang signed a two-year lease at the newly green-certified 545 Madison Avenue. The 17-story building earned LEED Gold certification by the U.S. Green Building Council—an honor only 26 other New York buildings can claim.
CS Tang will occupy 3,400 square feet on the eighth floor, becoming the building’s first tenant since it underwent a drastic gut rehabilitation beginning in 2007. The structure was stripped to its frame, then built back up using low-emitting building materials such as wood certified by the Forest Stewardship Council and both postindustrial and post-consumer recycled steel, metal, gypsum board and insulation. Construction depended on renewable power sources.
Building owner LCOR’s David Sigman said the LEED Gold status signified that “we are delivering a first-rate interior environment that minimizes our impact on the world outside.” Its green office features translate into individualized thermal controls, water-conserving bathrooms and more sun—93 percent of the building’s daytime light will be sunlight.
The asking rent for space in the building is $70 a square foot. The renovations were designed by Moed de Armas & Shannon Architects.
