"What is it exactly?" asks the Corcoran listing, before answering its own question: "it is the most beautiful waterfront property now available for sale in the Hamptons today." Well! Why didn't you say so?

The listing for 400 Ferry Road is so sublimely poetic, it's worth quoting in full. Instead, here's a taste: "Envision a land encompassing 55 acres offering both sunrises and sunsets. Next, imagine a shoreline stretching 3,000 feet along some of the most pristine waterfront with soft, sandy beaches." Are you envisioning that? Good. Now envision $44.99 million, the cost of making that dream come true.

According to the listing, 400 Ferry Road "could be" "the location for the next Pirate movie." Indeed, it has plenty of space to stash buried treasure—or lack thereof. The property includes a lagoon, a pond, deep-water docks, orchards, walking trails and plenty of "indigenous wildlife." Forget pirate movies: The place seems better suited to a special on the Discovery Channel. - William Alden
