Can it do the same for the rental market, even as Frank Gehry's 8 Spruce Street is vying for the crown? Superior Ink, Related's new Robert A.M. Stern-designed condos along the West Village gold coast, has just thrown a unit into the rental ring with <a href="http://streeteasy.com/nyc/rental/722111-condo-400-west-12th-street-west-village-new-york">a new $30,950-per-month listing</a>.</p>
<p>The three-bedroom apartment boasts iPad-powered home theaters in nearly every room, <a href="http://therealdeal.com/newyork/articles/31-000-per-month-rental-available-at-superior-ink-at-400-west-12th-street">according to <em>The Real Deal</em></a>, and was bought by a Westchester couple that decided not to move into the city, at least for the time being. At $148 per square foot, the 2,500-square foot apartment is about the most expensive currently on offer downtown, according to StreetEasy.<img src="/files/uploads/superior_ink_theater.JPG" alt="superior ink home theater" width="320" height="203" style="float: right;border: 7px solid white" class="caption" /></p>
<p>There are a few townhouses and apartments asking more, including <a href="http://streeteasy.com/nyc/rental/621643-townhouse-153-franklin-street-tribeca-new-york">a $60,000-per-month converted warehouse</a> in Tribeca and <a href="http://streeteasy.com/nyc/rental/711731-condo-176-perry-street-west-village-new-york">a $45,000-per-month apartment</a> in Superior Ink's famous predecessor, Richard Meier's neighboring Perry Street Lofts. Both of those listings are bigger, though, and thus cheaper on a per-square-foot basis.</p>
<p>This does not mean there are not deals to be had in the building. After all, Related boss <a href="/2010/real-estate/steve-ross-scores-superior-ink-pad-free">Steve Ross took a Superior apartment for free</a>, and <em>The Real Deal </em>is reporting that <a href="http://therealdeal.com/newyork/articles/3-200-square-foot-superior-ink-condo-by-the-related-companies-goes-for-260k">another unit has just sold for a mind-bending $258,705</a>. The buyer is hidden behind an LLC, but the monthly suspects it could be another inside deal, given that that is a steal for any Village property, let alone a 3,200-square-foot, seventh-floor unit overlooking the Hudson in one of the hottest buildings downtown. Compare the $80-per-square-foot sale price to Leslie Alexander's record-setting penthouse sale, which <a href="/2010/real-estate/no-stopping-robert-stern-rockets-owner-alexander-scores-downtowns-biggest-sale-ever">sold for&nbsp;$4,983 per square foot in November</a>.</p>
