Ward races in Hoboken produce three run-off elections

Unofficial muncipal election results from the Hoboken clerk's office, where the winner needs 50% plus 1:

In Ward One, Councilwoman Theresa Castellano defeated Ron Rosenberg, 515 votes to 389 votes.

In Ward Two, community activist Beth Mason defeated retired fire chief Richard Tremittiedi, 682 votes to 514 votes.

In Ward Three, Councilman Michael Russo defeated developer Frank "Pupie" Raia, 832 votes to 620 votes.

4In Ward Four, Councilman Christopher Campos will face a run-off with photographer Dawn Zimmer. Campos earned 739 votes to Zimmer's 588. In the loss, Freddie Frazier received 108 votes and Anthony Mussara received 107 votes.

In Ward Five, Perry Belfiore and Peter Cunningham face a run-off election. Cunningham received 577 votes and Belfiore received 374 votes. In the loss, Scott Delea received 267 votes.

In Ward Six, the race is still too close to call. Councilman Angelo "Nino" Giachhi faces a run-off election with either William Noonan or Thomas Foley. Giachhi received 302 votes. Noonan received 234 votes and Foley received 240 votes. Ward races in Hoboken produce three run-off elections
