Gaiam, founded in 1988 by Jirka Rysavy, also the founder of Corporate Express, stayed just three years in its space at 100 Park before outgrowing it, according to its broker, CB Richard Ellis’ Dirk Hrobsky.

“They’ve been pretty aggressively buying other companies over the past few years,” Mr. Hrobsky said.

Asking rents at 350 Madison are around $90 a square foot.

Joining Mr. Hrobsky in representing Gaiam was Jon Schulman, while Colliers ABR represented the owners.
