A small positive for Mizuho Bank, whose stock has lately been performing on the unimpressive side: It succeeded in unloading 27,030 square feet at One State Street Plaza. T3 Capital Management has signed a 13-year sublease for the space, with the asking rent $45 a square foot. Norman Bobrow, of the eponymous Norman Bobrow & Company, represented the tenant in negotiations with CB Richard Ellis’ Robert Flippin and Adam Foster, who repped the Japanese bank.
And in itty-bitty news, a children’s apparel company called, sweetly, A Bit of Honey has signed a new five-year, 1,065-square-foot lease at 34 West 33rd Street, where the asking rent is a quite moderate $39 a square foot. David Levy and Brett Maslin of Adams & Co. Real Estate represented both the tenant and the landlord, Arcade Building Associates.
John Thomas Financial, a small investment bank, has signed a six-year lease expansion for 38,700 square feet at Capstone Equities’ 14 Wall Street. It’s yet more good news for the landlord, which has been snapping up tenants like a philatelist collecting so many rare stamps. The tenant was repped by Forrest Partners LLC, in negotiations with Capstone reps Jonathan Cope, Brad Gerla and Michael Higgins, of CB Richard Ellis.
