It’s Free to Look: 116 East 65th Street

Living in the city can get annoying, especially when the city doesn't do what you want: It's too hot, too rainy, too traffic-y, too dirty, too loud. But this Upper East Side townhouse has somehow managed to control its environment.

First off, according to the Sotheby's listing, it's "perfectly situated." The effects of this location are apparently meteorological: The garden is "sunny," the breakfast room is "sun-flooded" and the terrace is "sun-filled." Since the sun always shines on 116 East 65th, the building also includes a "sun room," where activities include sunning.

For $16.5 million, the townhouse is indeed "well thought-out." If the full-floor master's suite seems too cramped, head outside to that sun-filled terrace, with "spectacular unobstructed cityscape views." We hate to point out that it's impossible to obstruct a city view if all that's around you is city, but still, we bet the view is nice. — William Alden
