These two connected terraces atop 459 West Broadway would by themselves support human habitation. But just in case it rains, the outdoor pad comes with an entire penthouse apartment, gratis.
The front terrace, for starters, is equipped with a kitchen, a barbecue, a six-foot-deep pool, an "outdoor fireplace" and "beautiful plantings," according to the Sotheby's listing. The back terrace features a pergola and, of course, an outdoor shower. It also offers a view of the Empire State Building and (presumably) the other, indoor apartment.
We don't mean to sell the indoor area short. It comes with 18-foot ceilings, a double-height fireplace, enormous windows and a chef's kitchen with "top-of-the-line-plus" appliances. Because the number and size of windows is the surest sign of status, the master suite boasts seven of them. The listing has some trouble, though, conceiving of the apparently impressive "master spa bath," which it describes, tantalizingly, as "indescribable." — William Alden
