In Deed! CitiGroup Exec Gets Gramercy Key for $5.5 M.; 510 Park Ave. Pad Goes for $5 M. Discount; Village Mensch

–CitiGroup exec Michael Del Giudice is the latest holder of a coveted Gramercy Park key, but he’s paid dearly for it. Mr. Del Giudice spent $5.5 million for not one, but two apartments in gothic treasure 36 Gramercy Park East, including a $4.3 million on a three-bedroom, three-and-a-half bathroom unit on the ninth floor and a penthouse spot for $1.24 million

The broker, Carol Friedman of Nest Seekers International, said the buyer was already renting a large unit in the building, before deciding to purchase the penthouse and ninth-floor unit in order to slip up to his roof-top cabana. Yes, they even have cabanas. What kind of rental-to-condo conversion would this be without them?

The more than 2,000-square-foot ninth-floor unit in the terra cotta masterpiece was purchased from the building’s sponsor and had been unlisted. The penthouse unit formerly belonged to Jeffrey Trexler, a professor at Pace University, and Susan Scafidi, a professor at Fordham Law. (Remember the good ol’ days when a pair of academics could afford a tony apartment in the city?)

Hopefully this means life is coming back to John Barrymore’s former home, which has run the full course, starting as a co-op before it was converted to rentals. The unit right below, on the eighth-floor, also recently sold for $5.7 million to an “elegant” socialite from New Hampshire looking for a pied-a-terre. “Most people who buy,” said Ms. Friedman, “want the location, want the park.” 

–There are only 25 apartments at coveted 510 Park Avenue, so all is not yet well in luxury real estate land when one of them is listed for $15.9 million, reduced to $13.9 million, and sells for a mere $11 million. The buyer is Stephanie Hessler, while the sellers are Mitchell and Yonina Davidson
