Gwyneth Paltrow is arguably the most famous face residing at the River Lofts in Tribeca, though she might want to take a cue from her downstairs neighbor.

While Paltrow has been struggling a bit when it comes to offloading her penthouse in the building, restaurateur Reika Yo Alexander has found a buyer for her unit, located directly below Paltrow’s.

To be fair, Alexander, who is behind such eateries as En Brasserie, didn’t find a buyer right away—her 1,851-square-foot space at 416 Washington Street lingered on the market for a few months after she listed it for $4.05 million in March, but a little time and a price cut can do wonders! At least for Alexander, whose unit has gone into contract at its current $3.05 million asking price.

The three-bedroom, three-bathroom loft features Brazilian walnut hardwood floors, custom- designed closets, arched windows and ceilings more than ten feet high.

All of the bathrooms are bedecked with marble countertops and mosaic floors, while the listing, held by Luxury Lofts & Homes broker Michael Bolla, notes the master suite has a limestone bath.

The chef’s kitchen—what other kind of kitchen would it be?—is complete with a breakfast bar, black granite countertops and white wood cabinetry, as well as Subzero and Bosch appliances.

Meanwhile upstairs, Paltrow is having a bit more trouble uncoupling with the apartment she shared with her now ex-husband Chris Martin. She listed the penthouse in March for $14.25 million, then cut the price to $12.85 million. In her typical there’s-no-such-thing-as-TMI fashion, Paltrow then provided a home tour (complete with lots of photos) of the penthouse on her website, Goop.
